WHAT A DIFFERENCE A YEAR MAKES!
This time last year we had just taken possession of the former Ballsbridge Hotel, a project that had been in the pipeline for several years for a great repeat client.
Despite only getting the green light on 28th December 2023, we mobilised and were on site less than a week later. The strip out and asbestos crews swung into action, and over the next 6 months carried out an exemplary job in deconstructing this iconic hotel from the inside out.
By the time our high Liebherr 960 & 954 high reach demolition excavators rolled in, some 3,000 tonnes of wood, plasterboard, mixed waste, and metals had been segregated into individual waste streams and sent to our waste management partners for recycling and diversion from landfill.
Over 30 tonnes of asbestos containing materials were systematically and painstakingly removed from the buildings under close liaison with the Health & Safety Authority, with the implementation of strict control measures back up by extensive air monitoring and multiple Four Stage Clearances carried out by an Independent Analytical Laboratory.
With the structures stripped bare, mechanical demolition commenced. A key component of this phase of the work, was the decision to divert as much of the resultant rubble from landfill by assessing and processing it in line with newly introduced National End of Waste Decision for recycled aggregate.
By careful preparation, processing, segregation and testing against strict parameters set out by the EPA, approximately 8,000 tonnes was removed from the waste stream to be used in place of virgin aggregate. In addition, approximately 5,000 tonnes of crushed material was left on site and , placed as a future piling mat. This approach drastically reduced the carbon footprint of the project, including a reduction of approximately 1,000 vehicle movements in a highly populated area. When paired with removing the carbon / energy intensive requirement to extract virgin materials that traditionally would have been required, the project presented a huge win- win for all involved.
As with all projects, this was very much a team effort. A great client, Chartered Land / Copperbridge, and design team, O’Connor Sutton Cronin, Mulcahy McDonagh & Partners, Arup Consulting Engineers and About Safety Ltd (Asbestos Consultants) contributed in no small way to the success of the project. Not forgetting our supply chain, and the large Tinnelly Group team that demonstrated all aspects of our skill set in an exemplary manner, from the meticulous planning to the execution of the works. Every key date and milestone was achieved, and the site was handed over on time to a very happy client.
